While I Was Away

I just returned back to work from my honeymoon and so much has changed since I have been gone! I drove in to work, put my flashers on and ran in to grab my parking pass that I had left at work for someone else to use while I was away. It was that moment that I decided to take a look around and see all of the new improvements that OwnACondo.com had made. I took a quick lap around our brand new office at 540 N. Lake Shore Drive to see that most of the boxes were unpacked, furniture was cleaned and pictures were hanging on the walls. I then hopped back in my car, parked it and entered back into work. Just as I sat down to start my day, my co-worker comes through the door.  The questions that of course come out of my mouth right away was, “Hello, How are you?” and “What did I miss?”

After a short pause my co-worker says, “Oh, you didn’t hear what happened while you were away?” I said, “No, what?” He goes on further to say that I needed to get up right away and follow him to the conference room. Here I am thinking, oh maybe we got a new table or a new TV for the conference room or something.

As soon as I walk into the room, I immediately gasped! Yes, he explains someone drove into our conference room early Sunday morning. Needless to say there was glass everywhere, blinds broken, windows boarded up, and the bumper with the license plate on it. So my co-worker proceeds to say, nothing much really happened while you were away, just this small mishap!

So, just as OwnACondo.com gets the office spruced up and looking beautiful, a little surprise comes our way. This does not stop anything or anyone however, and work is resuming as usual. We are still recruiting and expanding all over the United States. Let’s just say, a car driving into our office doesn’t even stop us!

Networking

Networking is the foundation of all business development activities from the kid with the lemonade stand on the corner to the largest, most profitable companies in the world.  Many people think they know what networking is but few have a good understanding of this most valuable tool.  Attending the occasional party or meeting with other parents at the Saturday soccer game isn’t really considered networking if you are serious about using it as a tool to build a business.  It’s a start but to really develop your business networking needs to have regular contact with the ultimate purpose of developing more business.  It is this sincere and constant effort to help others, anticipating that you will, in turn, be helped that can take your business to the next level.

What does networking involve and why is it important?  The simple answer is that it works but there is more to it than that.  Networking involves defining possible contacts, determining you purpose and developing a plan of action committing the time and energy necessary to produce results.  Quality relationships take time and if done in the right way will get stronger but they have to be maintained with regular contact.  Networking works best with people of the same age group or interests.  Simply put, people do business with people they like, trust and feel comfortable around.  That’s a great place to start but to really make networking work effectively you will also have to go out and establish new relationships while maintaining those you have already established.  There can never be too many people to contact and network with if you intend to be successful no matter the business.

Customer Service

You hear a lot today about good customer service but most people will tell you that they don’t often receive it.  Customer service can make or break a company and offering promotions or cutting prices does not always bring you what you want.  As most successful businesses will tell you, it is the repeat customers that make their business profitable.  It is relatively simple, whether you are a retail business or selling real estate.  Good customer service is all about bringing your customers back to you and sending them away happy, happy enough so they give your referrals and positive feedback.  If you are to be a successful and profitable company you must take the approach that you are offering a service, not just a product.  The essence of good customer service is to build a relationship with your customer, a relationship that the customer wants to pursue and continue.  How do you form that relationship?  It really is quite simple and you only to have to do a few things that will bring you profitable results. 

  • Don’t make promises you can’t keep. Reliability is the key to any good relationship.
  • Listen to your customers. When you don’t pay attention to your customers they will not pay attention to you.
  • Handle complaints. Giving a complaint your full attention goes a long way in satisfying your customer.
  • Take the extra step. People notice when extra effort is made and will tell other people.

The one thing you can count on regarding good customer service is that it pays off many times over and for many years to come.

Chicago Weather Forecast: Condos Galore!

There are not many things more beautiful than lightly falling snow. We just peered outside to predict the Chicago weather forecast: condos galore!

Yes, it's a classic winter day at OwnACondo.com World Headquarters, and even from the sliver of a basement window that we have access to here in the blogging department, we can't help but feel happy. Maureen Nesbitt

Fan mail...we get fan mail. Maureen Nesbitt, one of our many condo buyer specialists, is the latest recipient.

Our fan mail comes in the form of  letters, emails, phone calls and sometimes even a floral bouquet or a box of sweets with a pretty bow attached. And, truth be told, we ocassionally...but only very ocassionally...get complaint mail. How often? Oh, about once per occurence of Halley's Comet, which means the next complaint letter will arriving in...let's see... the year 2061. We can only imagine what postage will cost in 2061, although by that time, you're likely to hear  "Letters? Postage? What are these strange concepts you speak of?"

The latest letter of thanks  comes from Ninia S., who recently relocated to a condo in Oak Park, Illinois. The letter was completely unsolicted and it surprised us by its arrival. But knowing Maureen, we're actually not surprised at all.

Earlier in December, 2010, Ninia wrote:

"I am sending this letter to express my sincere appreciation for the hard work and dedication of Maureen Nesbitt. In my opinion, Maureen has gone above and beyond her call of duty.

About two weeks ago, I called the OwnACondo.com office...I was under the gun and needed to see properties right away. Once Maureen knew what I was looking for she began to send me listings right away. She has always been prompt at setting up the appointments and with getting back to me. She literally went through rain, sleet and snow to show me units that she thought would fit my needs.

Her colleagues at OwnACondo.com know that Maureen Nesbitt gets more compliments and thanks than we can shake a copy of a condo decs and bylaws at. But, like customer experiences everywhere, few people are actually motivated enough to compose a letter or an email when they are happy with the service they receive. That's just the way things are in this busy world, which makes Ninia S's letter all the more appreciated.  

Maureen is the company's senior condo buyer specialist. She's been with OwnACondo.com since day one, which doesn't go back quite as far as the last appearance of Halley's Comet in 1986,  but close  (she joined the company in 1997 as its first sales associate). Maureen singlehandedly sold out the first several entire condo projects the company undertook in those days, and she continues helping people buy real estate to this very day.

A Buyer’s Perspective

A real estate transaction no matter the type can be a complicated process and involves a series of steps depending on whether you are a buyer, seller or an investor.  More often than not the buyer’s perspective will be your first foray into the real estate transaction world and it carries a unique flavor of its own.  When you are buying a home or condo it is a business transaction, hopefully a mutually beneficial transaction.  That’s not to say that buyers and sellers do not become emotional, feel slighted or even get offended but the key to moving the entire process along is an agreement, a legally binding agreement so no questions are ever left unanswered.

The buyer’s perspective can many times be the most stressful due to the purchase of your home or condo most likely will be the most important and expensive investment you will ever make.  The process begins very simply but will become more complicated as you go along.  It all starts with just making the decision to purchase you home and what areas in which you want to live.  Sounds simple right, not so.  The area in which you want to live is usually dictated by what is important to you, such as schools, shopping, transportation and many other factors.  Knowing what you want is easy but being able to afford the area is a whole different matter.  Homes and condos come in all different shapes, sizes and prices so it can be a difficult task to find the right place in the right location.  That’s where a real estate agent comes in and finding one can be as simple as asking friends and relatives for referrals or stopping in at an office in the area in which you want to live.  Real estate agents can have all types of experience and qualifications so it is important you find one that has as their priority a buyer’s perspective.  The peace of mind you receive from knowing your wants and needs are being represented exclusively by your own real estate agent who has no other responsibilities but yours can make all the difference in the world on being happy with your purchase.

Cyber Savvy

How can a cyber savvy real estate agent help me when I am interested in buying a home or condo?  Today the world of business is for the most part governed by access to information and real estate is not that much different than other businesses such as brick and mortar retail stores or online shopping sites.  The real estate agent who can utilize this information to his customer’s benefit has a leg up on the competition and will be sought out for their expertise.  Today there is so much information out there how do you find out what is going to benefit you, the consumer, the most when buying a home.  The simple answer is to seek out that cyber savvy agent who can provide you with the information you need, how to understand it best and make it work for you. 

So, what is a cyber savvy  real estate agent and how do I find one?  The first step is to search the Internet for the property you are interested in purchasing and the area.  Thousands of results will be provided but the most accessed sites which rank the highest in use will be on the first couple of pages of your search.  Open up a few of these sites and get a feel for what each agent or agency is selling.  Ask yourself, does the site have the information I need and is easy to find?  Are there links to other sites which may be useful to me regarding the property and the surrounding areas, such as schools, public transportation, shopping and recreation?  Once you have found a site and agent you feel confident can help you contact them and ask for their assistance in finding your new home or condo.  The cyber savvy real estate agent knows where to look to find what you need.  I don’t just mean finding properties but all the other information important to you before you purchase.  These agents will have a myriad of sites to gather information which will be critical to your purchase, from the Multiple Listing Service for their area, public record information for tax and assessment information to networking sites which offer shared ideas from other agents who are using cutting edge technology to meet their customer’s needs.  Real estate sales have changed dramatically to one of the most technologically advanced businesses but not all agents have embraced the technology which can help them and their customers.  Before you buy check out your agent and find out if he or she is truly cyber savvy.

Moving Into a New Home

Moving into a home can be an exciting yet emotional time; however, moving all of the belongings into a new home can be very stressful if not done in an organized and efficient manner. There are some important things to remember and steps to follow when moving to a new home.

It is always a good idea to purchase some form of notebook to keep all of your notes from the move. You will want to include any reminders and/or “to-dos” on this list. You will also want to make sure you save some paper so that you can take inventory of all of your personal belongings, before  moving into your new home. This will come in handy whether you hire movers or you move all of your belongings yourself. Also, make sure to keep all moving papers and receipts. On another tab of the notebook, make a list of the people and companies that you will need to notify that your address has changed. Also, fill out the necessary paperwork at the post office to forward all of your mail to your new address.

There are some important phone calls you will need to make before moving into a new home. You will need to decide if you will be moving on your own or hiring movers. If you decide to hire movers, you will need to call them and explain to them approximately how many items you have, how large a vehicle you need, how many movers your move will require and what the distance is between locations. You may need to purchase additional insurance. Find out how much your movers will cover and then contact your insurance agent and ask if your homeowners policy can apply to moving your household goods.

Now it is time to pack. Figure out what can be tossed or given away and what is coming with you.  You should start collecting boxes and adding your belongings to the box. Pack one room at a time and make sure to label each box with the room it belongs in and the items or category of the items in the box, so that it is easy to unpack it all.

The last thing you will need to do is call the movers to confirm the time and day and off you go to your new home. By keeping and staying organized with the moving process, you will not only save time and money on your move but you will be more efficient and save time as well.

Residential Real Property Disclosure Report

When purchasing a property, it is always important for the buyer to make sure that the seller signs and fills out the Residential Real Property Disclosure Report. This is a disclosure that is meant for the seller to reveal any material defects in the residence that the seller is aware of. Even if the property is being sold “As is” the seller is still required to disclose any known problems and/or defects with the property.

Some of the defects may include (but are not limited to) flooding or leaking, foundation cracks, plumbing defects, unsafe drinking water, and/ or defects in the heating or air systems. Also, any known chemical hazards, lead based paint hazards and/or asbestos. Defects can also include boundary or lot line disputes.

The Residential Real Property Disclosure Act supports the Residential Real Property Disclosure Report and also goes further in detail. The Act defines the terms used in the Report. For instance, Residential Real Property refers to any property with no less than one and no more than four residential dwelling units, units in cooperatives, or condo units. The buyer can read the act for better clarification of the report.

This report is to be filled out by someone who lives in the property and that would have proper knowledge of the property's condition. The report is not used in all cases. For instance, if the property is part of a decedent's estate, and you are the executor of the will and have only been to the property a handful of times, then you may not know or understand what the condition of the property may be. In this case, a residential real property report does not need to be filled out.

It is the responsibility of the  listing agent to make sure that the seller fills out the Residential Real Property Disclosure Report. The agent is not to fill it out and then have the client just sign. When the seller completes the report and signs it, it creates a legal obligation on the seller. If the seller is uncomfortable filling out the report, he/she may contact an attorney.This report is not to be underestimated. The completion and honesty in this report could make or break a deal. As a seller, it is to your best interest to fill the report to the best of your knowledge. As a purchaser, it is important to review this form and make sure there are no serious defects in the property that would potentially be dangerous and expensive to fix.

Lead Based Paint Disclosure

Whether you are a purchaser or a renter, if you are interested in a residential real property that was built before 1978 you will need to complete a lead based paint disclosure. If you are a seller, your real estate agent will provide you with one to fill out so that you can provide it to the buyer/renter. Properties built before 1978 may be exposed to lead from lead-based paint.

Buyers have up to 10 days to check for lead in the residential dwelling. They can order a paint inspection which will tell if the home has lead based paint and also where it is located. A risk assessment will tell you if there are any lead hazards in your home. It also tells you what you need to do in order to address any of the hazards.
Lead an get into people’s bodies by swallowing or breathing in lead dust, or by eating paint chips containing lead. Lead poisoning is especially dangerous to young children and/ or pregnant women. If the pregnant woman has a high level of lead in her system prior to pregnancy, this could expose the fetus to lead through the placenta during fetal development. Lead poisoning can cause permanent neurological damage, including learning disabilities, reduced intelligence quotient, behavioral problems and impaired memory in children.  In adults, it can cause fertility problems, high blood pressure, digestive problems, muscle and joint pain, nerve disorders and memory and concentration problems.

If it is known that there are lead based paint hazards, then this must be disclosed by law on the lead based paint disclosure. As a seller, it is your responsibility to not only complete the lead based paint disclosure and provide it to the buyer/renter but to also supply the purchaser/renter with a lead based paint pamphlet which covers lead based paint in more detail.

If your residential dwelling was built after 1978 you are not required to fill out a lead based paint disclosure. The reason for this is because the paint that is now used does not contain lead. As a seller you are required, however, to provide the buyer/tenant with the lead based paint pamphlet to inform them.

Lead based paint is a serious matter which is why the federal government banned it in homes and apartments throughout the entire country. It is important to take special precautions when dealing with lead based paint.
