Chicago Neighborhoods

Chicago is one of the most culturally rich cities in America containing over 77 distinct neighborhoods.  Chicago neighborhoods maintain a strong identity from when early settlers grouped together because of their language and familiar customs and because of this two different neighborhoods in close proximity can sometimes seem like different parts of the world.  One neighborhood can have high end single family homes or condos while a bordering neighborhood may be the smaller single family style bungalow in which Chicago is known.

Chicago is sectioned off into four quadrants or sections.  There is the downtown area which contains the main financial district and Loop.  Next are the North Side, South Side and West Side, each having their own flavor regarding cultures, businesses and types of properties.  Early in the twentieth century the Chicago area was subdivided into 77 distinct communities with over 215 neighborhoods so long term population and sociology studies could be conducted.  There was a distinction made between Chicago neighborhoods and communities at that time because the cultural diversity was changing.  Now it is difficult to know where one neighborhood begins and ends in many of these communities.

Each section of Chicago contains a diverse sense of culture reflecting the business or ethnic population of the area.  The center of Chicago or downtown is mostly commercial and financial institutions but in the recent past more and more residential properties have become available.  The North Side is the most densely residential populated section in the city due to its proximity to the Loop and River North areas.  River North is a one of the most culturally rich areas in the country for contemporary art galleries only exceeded by New York City.  The area has also become a center for condo developments in the past few years with the Trump Tower as its anchor.  The South Side boasts one of the most prestigious universities in the country, University of Chicago.  The area was home to the World Columbia exhibition of 1893 and hopes to be a part of the site for the 2016 Summer Olympics which will be decided in October, 2009.  Possibly the most famous of residents in the area is our current president Barack Obama.  The West Side of Chicago is where you can find the United Center, home of the Chicago Bulls and Blackhawks.  The area is currently being gentrified with much rehab and new construction for condos and townhomes. 

No matter which Chicago neighborhood you choose there is always something to offer in single family homes, condos or townhouses.  Chicago is such a diverse city with a cultural heritage unsurpassed by most cities in the United States.

Real Estate

There have been so many changes in the real estate market the past decade it is almost too much to keep up with.  It is not only what has been going on regarding buyers and sellers but real estate agents today are much more sophisticated than ever before.  The one area that has had the most impact is technology which has completely changed how realtors today conduct their business.  The internet has become an integral part of every company and agent in which to conduct their business.  It allows agents and companies to spread themselves and the marketing of properties to a whole new level.  Creation of websites allows marketing to be conducted 24/7 reaching many more customers at times the customer wishes to access information important to them.  It is a tool all agents and companies should add to their tool box but it will never be the magic answer to successfully selling real estate.  The internet alone will not make a unskilled agent a skilled agent.  Success or failure in real estate relies on many factors. 

One of the most important skills needed today for successful real estate agents is time management.  Time is something we can never make but we can certainly make money.  Most agents feel their time management skills are adequate but if they to take a look at what they do each day and each week they would be surprised to see how little time is spent doing what they need to do to make a living.  Too many agents do not plan their days as any other business requires of their employees and it is relatively simple.  The last thing before you finish your day is set your priorities and plan tomorrow.  Sound easy, it is.  When you have your day planned and written out it is much easier to stay focused on what needs to be done.  Start with your first priority and stay focused on it till you have finished it.  Then move on to the next until your schedule is completed which does not always mean you will complete all your scheduled events each day but at least you are managing your time and determining what priorities will make you successful.   Real Estate agents today cover more ground and are required to work with a greater variety of customers than they have in the past.  It is not uncommon for agents to cover vast geographic areas whether they are in an urban or rural setting so managing your time effectively can mean more sales and more money.

River North Condos

The Chicago River area of Chicago is the next up and coming area for condos.  River North condos are being built as we speak and the prices are outstanding.  There are several areas along the river to choose from - north or south branch, that are offering some of the best deals in town!

River North is a work in progress.  An ongoing renaissance is transforming the old downtown neighborhood into an exciting new district for residents and visitors alike.  River North has had many faces over the years.  In the 1890's, after railroad tracks were laid along the Chicago River's north bank, industry moved in.  Soon the area became known as "Smokey Hollow".  After World War II, manufacturing declined and factories closed or were converted into warehouses.  By the mid-1970's it was an urban wasteland with many neglected or abandoned buildings.  Then the revival dawned.  Low real estate prices and large spaces attracted the artistic set and creative entrepreneurs.  They moved in and began the reclamation.  Great old buildings were rehabbed into great new galleries, studios, offices, restaurants, shops, and condos.  Unusual boutiques are now the hallmark of River North offering antiques, custom housewares, home furnishings and much more.  Lofts from the 1890's to 1920's attracted lawyers, architects, advertising agencies, and others as well as the real estate investors who rehabbed River North condos in Chicago.  River North has quickly become the fastest growing residential neighborhood in Chicago with prices remaining steady through the last few years of challenging real estate markets throughout the mid west. 

Another area that is well known regarding the Chicago River is  River City and Printers Row.  These unique Condos give a robust view of Downtown Chicago and the Chicago River. The ever changing scenery is enough to make any Chicago condo buyer take more than a second look. If you are looking for a low-maintenance lifestyle, maybe in a popular location there is no better place to look than Chicago condos.  Condo living in Chicago can offer many benefits that you will not find in a home in the suburbs.  They can offer more plentiful amenities, helpful maintenance with snow removal and lawn care, and an active close-knit community.  All of these offer a different lifestyle that many find appealing but there are a few things you might want to consider.

  • 1. Condos usually have an association that has guidelines, some may be casual but others can be strictly enforced. Get a copy of the rules and guidelines and make sure they will fit in with your lifestyle. Being at odds with the association and possibly your neighbors can make home a much less appealing place to live.
  • 2. Chicago Condos come with a variety of benefits but also a cost. Most associations have fees that cover many of the amenities which convinced you to entertain the idea of condo living. Some associations charge a small maintenance fee to cover the basics but depending on the extravagance of what are offered in your complex they can run much higher. Associations are anxious to provide you with their list of fees, what they cover and what is expected of you as an owner. One last thing to consider is to find out if the association is planning on any improvements or upgrades that can raise costs.
  • 3. Before you jump at that downtown Chicago condo find out about the community in which you are buying into. Does it fit the lifestyle you want? What is the financial status of the condo association? How many units are vacant? How many units are rented? If possible, talk to some of the owners and find out if they are happy living there, how well the complex is being run, or if they have had past problems and how those problems were resolved. You are buying into an entire community and it is important that you know all you can before making a decision.

Rent to Own Condo

There are a couple of major reasons why someone would want to rent to own a Condo.  First, it is an excellent opportunity for cash strapped home buyers to accumulate enough down-payment to purchase a home.  Secondly, due to recent economic conditions it is an opportunity to repair some credit issues that will eventually put you in a place to buy a home or condo.  There are some areas that need to be considered before you make the leap to homeownership.

What is rent to own and what kind of agreements are needed?  Rent to own is in its simplest form is renting a home or condo with the opportunity to purchase at a later date.  The lease to own or lease-option agreement is both a lease that allows you to occupy the home and an option that allows you to purchase the home in the future at an agreed upon price.  The typical agreement may offer a part of the rent to go toward down-payment or closing costs.  For example, $200 a month may be applied toward the down-payment where at the end of the year $2400 has been accumulated towards the purchase.

One other area to be aware of when you are interested in a rent to own a condo is the lease-option is not an obligation to buy.  It is an opportunity to purchase with the advantage of a known purchase price and a potential rent credit toward down-payment or closing costs.  In most cases if you choose not to purchase the credited rent is usually forfeited to the owner which is a form of compensation to the owner to offer the option.  Remember while you are living in the property the owner cannot sell the property to someone else and remove you from the property so keeping a portion of the credited rent is understandable.

One last area to be aware of when considering a rent to own option is who is responsible for the taxes and insurance.  There are also association fees when you rent to own a condo and who is responsible for them while you are leasing.  Obviously the owner is responsible for these costs since he or she owns the property and enjoys any tax advantages that come with home ownership.  Of course, once you have purchased the condo or home at the end of the lease option term, you will be responsible for the taxes, insurance, and association fees but then the property is yours and the satisfaction of being a home owner.

Multiple Listing Service

If you are a real estate agent the Multiple Listing Service is your guidebook or directory to all your business and you cannot live without it.  Wikipedia defines "Multiple Listing Service (MLS) as a suite of services that (1) enables brokers to establish contractual offers of compensation (among brokers); (2) facilitates cooperation with other broker participants; (3) accumulates and disseminates information to enable appraisals; (4) is a facility for orderly correlation and dissemination of listing information to better serve broker's clients, customers and the public."

The Multiple Listing Service is where real estate agents go to find information about properties for their prospective customers or clients.  If an agent is working with buyers then the MLS will enable the agent to find properties available for sale.  Real estate agents who have access to the system can search specific areas, specific types of property, number of bedrooms and baths and much more.  Today the Multiple Listing Service has become such a technologically advanced tool for real estate agents they cannot live without it.  With the combination of many associations of realtors or groupings of associations into several large services a real estate agent has access to literally 10's of thousands of properties for sale with such sophisticated search engines that finding the perfect property for your buyer is only several key strokes away.

Most Multiple Listing Services restrict their membership and access to only real estate brokers and their agents who are licensed in the state and are members of the local board or association.  However, access is becoming more open due to the explosion of internet sites and the public's increased interest in properties in their area.  There has been a few legal cases involving the public's access to their local MLS but at this point in time access is granted to licensed realtors and associate members, such as appraisers and mortgage providers.

The Multiple Listing Services database and software is used real estate agents who represent sellers to share information about properties with other brokers who may be working with potential buyers or wish to cooperate with a seller's broker in finding a buyer for the property.  The data contained on the MLS assists agents with searching out specific information provided by the seller which enables the real estate agent to find just the right property for their buyers.  As stated above the Multiple Listing Service is the bible for real estate agents without which an already challenging job would become much more difficult.

When you are thinking of buying or selling real estate in Chicago hiring the right Chicago realtor is not easy decision.  Real estate agents are licensed professionals requiring completion of initial educational requirements and to maintain their license is required throughout their career to take continuing education courses.  It is not an easy task to become a licensed realtor and to succeed requires time, energy, creativity and money.  Most real estate agents are independent contractors which means they pay their own expenses no matter if the market is booming or bust.  As with most parts of the country Chicago real estate jobs are currently plentiful but opportunities are there for the taking if you have that entrepreneur spirit that most successful real estate agents possess.

The real estate business can be a rewarding career but not for the faint of heart.  The market offers many challenges and opportunities for those who possess that entrepreneurial spirit and are willing to put in the time and effort required to be successful.  For those of us who have made real estate a lifelong career there is no other job or career that can compare.
